Floor-rise premium and PLC on Golf Course Extension are often just inflated numbers, I'm finding. I'm looking at a 3BHK, maybe something like Emperium Infrastructure, and the pricing difference for a higher floor is crazy. My budget is around ₹3 Cr, but after adding these 'premiums', it shoots up. Honestly, not sure if this actually translates to better ROI later. From my experience, secondary market deals sometimes offer more wiggle room. Should I focus more on resale properties near Dwarka Expressway for better value? Also, when builders offer a 'spot discount', how do you guys read that? Is it a genuine drop or just a tactic to close the deal quickly? Kya lagta hai, where can one find the real deal now?

Bhai, you're not alone. I checked out a project near Badshahpur on GCE a few months back, same story. The difference between 5th floor and 15th floor was almost 20-25 lakhs for a similar unit! My agent said it's for 'better views' and 'less dust'. But ₹25
Totally agree with you! GCE mein toh premium ke naam pe loot macha rakhi hai. Spot discount is just a gimmick, I feel.
