Are Ghaziabad pre-launch offers just a marketing gimmick?

2.5 years of renting in Ghaziabad, and my landlord hiked rent again. I'm finally taking the plunge to buy, tired of throwing money away. I'm looking at AAPL Projects near Budh Vihar for a 2BHK. They're really pushing pre-launch deals, saying it's the best price. Honestly, I'm not sure if that's actually true. As an investor, I want to maximize my deal value. Is pre-launch pricing genuinely lower in Ghaziabad, or do builders just add those 'discounts' back with PLC, stamp duty, registration, and other hidden charges later? Trying to figure out the total acquisition cost. Anyone have experience with AAPL or similar pre-launch offers in Ghaziabad? What's the real story?
