The hype about project amenities for ROI is often just that – hype. I just got possession of my unit in Ganga Nandaka a couple of months back, and I'm already questioning things. The brochure promised so much, especially with the clubhouse and sports facilities. I really banked on those to attract good tenants and justify a premium. But honestly, it's barely operational. The swimming pool looks like it's been empty for ages, and half the equipment in the gym is broken. And the maintenance charges? They're sky-high for what's actually being delivered. It feels like I'm paying for ghost facilities. Does this kind of amenity-gap affect resale value much in Gurgaon? What do investors here usually do about this?
