Are Gurgaon's 'premium' amenities actually worth the investor premium?

Okay, I'll say what no one says: These fancy clubhouses and amenities builders promise, like in Paras The Manor, are mostly a gimmick for investors, aren't they? We pay such a premium for them, but kitna hi use hota hai daily? Resale value pe itna effect nahi aata, I feel. Maintenance charges toh badha dete hain, par tenant ko bas basic chahiye. Yaar, fed up of renting, finally taking the plunge but this amenity hype feels like a trap for ROI. Change my mind.
