Are M3M's NCR connectivity claims actually realistic?

For folks living near their Dwarka Expressway or Golf Course Extension sites, how's the actual road connectivity and everyday access right now? Do the surrounding amenities match what they promise in these talks?

I visited one of their commercial-cum-residential belts near Baliawas recently while scouting for options. The elevated connectivity is great once you hit the main highway, but basic everyday amenities like local grocery markets, regular chemist shops, and affordable schools within walking distance are practically missing. Agar family ke saath move in karna hai immediately, do you think it is manageable without relying on delivery apps for every single small thing?
Honestly no, it is not manageable on foot at all. You will need a car or two-wheeler even to buy bread or milk because these high-street retail zones inside the township take years to become fully functional with daily-need vendors.
M3M has been around since 2010 with Gurugram as their HQ, so at least they are not an unknown fly-by-night operator. Still, every forum has mixed reviews about finish quality vs promises.
Dwarka Expressway side connectivity sounds amazing on paper with direct access towards Aerocity and Delhi. Totally agree. My brother-in-law bought nearby and his monthly outgo just on maintenance and diesel genset backup charges shocked us. Paper pe sab 15 minutes to airport dikhate hain, par daily living expenses koi sales guy explain nahi karta.
Water supply in many new sectors along the expressway is still largely dependent on private tankers, which adds massive hidden costs every month. Maintenance charges are also touching 4 to 5 rupees per square foot in these luxury complexes, which shakes your monthly budget if you are already stretched on EMIs.

Are the actual access roads ready right now or is it all mud and trucks?
To answer your question directly about access roads, the main arterial stretches are wide, but the internal sector approach roads are still patchy. Especially when you go slightly interior, construction dust and heavy dumper movement is constant right now.
Bhai roads near Golf Course Extension towards Badshahpur are terribly choked during peak hours. You see big hoardings of luxury living, but you will spend 40 minutes just crossing the local bottleneck. Ek baar shaam ko 7 baje drive karke dekho khud pata chal jayega.
