Okay I'll say what no one wants to admit: new launches in Noida Extension are super hyped, but are they really value for money? I'm currently in a 2BHK in Sector 23, thinking of upgrading to a 3BHK, maybe a villa. Already have a home loan, so EMI is a big factor. Everyone's pushing new projects near Jewar, but I'm wondering about the secondary market. Can you actually negotiate *more* on resale flats here, compared to directly from builders like Earthcon Universal? Builder ka rate toh almost fixed hota hai, right? I've heard about the super area trap in older projects, but if the resale price is significantly lower, and OC mil gaya hai, is that risk worth it? Ya new hi lena better hai? Change my mind.

Totally agree with the original post! Builder ka rate toh fixed hi hota hai, and negotiations are a myth for new launches. I've been looking at new projects near Jewar too, but the per sqft rate seems inflated. Plus, the delays! My friend booked in Alistonia Estate, and the possession date has been pushed thrice already. It's so frustrating to deal with.
