Are Noida Extension's 'premium' amenities just a marketing gimmick?
Most premium projects in Noida Extension promise the moon with amenities, but what's delivered is often just average. I'm currently in a 2BHK here and thinking of upgrading to a 3BHK or maybe a villa. Looking at projects like MTC Arambh, I wonder, is that extra premium for fancy clubhouses and 'world-class' facilities really worth it? Jab possession milta hai, half the things are not even functional properly, ya fir maintenance itna high hota hai ki nobody uses them. I've seen some clubhouses jo bas showpiece ban ke reh jaate hain. Plus, maintenance charges ka kya scene hai? Do they actually justify the service quality? Already have a home loan, so har paisa counts. What's been your experience with amenities and maintenance in new projects here? Should I pay extra for these 'premium' features, or just focus on location and builder reputation?
Comments
For MTC Arambh, with a 2026 possession date, it's still quite a wait. And given the RERA status, I'd be very careful. Maybe look at projects in more established sectors, even if it means compromising a little on the 'premium' tag. Sometimes, projects in Alpha II Commercial Belt, though older, offer better value for money in terms of functional amenities and established communities. Don't get swayed by glossy brochures, visit existing projects by the same builder if possible.
It's true, amenities often get neglected. My experience in a project near Alistonia Estate was similar, the swimming pool was open for like 3 months post-possession, then closed for 'maintenance' indefinitely. The annual maintenance charges still include 'amenity upkeep' though. I think for a first home, location, structural quality, and builder's past delivery record are way more important than a fancy clubhouse. Jo basic needs hain, woh poore hone chahiye pehle.
U8, you hit the nail on the head. Basic needs first. I'd rather have a well-built apartment in a good location with proper security and water supply, than a project with a 'sky lounge' that nobody uses. The initial post's point about maintenance is so real, it eats into your savings.
U6, it's definitely something to be cautious about. My broker told me that sometimes smaller projects, or those built on certain land types, might get exemptions. But transparency is key. I'd personally prioritize a RERA-registered project, especially since the market right now is a bit volatile, and you don't want any legal hassles later. Focus on the basics first, location and builder track record.
U3, MTC Arambh ka RERA number 'Not Applicable' dikha raha hai, which is a bit strange for a project that's ongoing and has 40 units. Usually, RERA registration is mandatory. That itself raises a red flag for me. Possession date 2026-03-01 hai, so abhi time hai, but without RERA, accountability kam hoti hai.
RERA not applicable for MTC Arambh? That's a huge concern. And the price range ₹30 L – ₹60 L for something without RERA protection? Seems risky. For that kind of money, I'd expect full transparency. Is it even safe to consider such projects?
U4, Sahi point pakda. 'Not Applicable' can mean it's a really small project, or something else. But 40 units is not that small. This is exactly what makes us nervous. My cousin booked a flat in Alpha I Greater Noida a few years back, they promised a grand sports complex, but after possession, it was just a half-finished badminton court. Builder reputation is everything, amenities are secondary if the builder isn't trustworthy.
Totally agree with this! Noida Extension mein 'premium' projects ka bas naam hai. Jab tak possession milta hai, gym equipment toh rust kha chuka hota hai aur swimming pool ka paani green ho jaata hai. My friend booked in an 'ultra-luxury' project near Ajayabpur, aur ab club house repair ke naam pe har mahine extra charge kar rahe hain. It's a huge headache, especially for first-time buyers like us jinka har rupaya count karta hai.
Exactly! MTC Arambh ka bhi yahi scene hai kya? I was looking at their brochures, sounded too good to be true. Any specific experience with them?
Bhai, maintenance charges ka toh alag hi rona hai. Start mein kam dikhate hain, phir ek saal baad double kar dete hain. Aur services ke naam pe kuch nahi milta. Same boat as you, har paisa soch ke kharch karna padta hai.
