Are Noida rental hikes sustainable?

Spent the whole Sunday checking out rental options in Sector 137, and yaar, the rents are just insane now. I work in real estate, but even I'm shocked. A 2BHK that was 18k two years back is now easily 28-30k. This 30-40% hike in 2 years, is it justified? Will it stabilize or just keep going up? For young professionals, is it still worth paying so much in these established sectors? Or should one look at places like Dankaur for better value, even if it means a longer commute? Matlab, price vs convenience ka tradeoff ab bahut tough ho gaya hai. Koi real experiences share karo, please. Am I the only one finding it so difficult?
