Since last year, I've been tracking maintenance costs in Noida projects, especially places like Omaxe India Trade Centre. My calculation says high maintenance charges often eat into rental yield. Are these charges justified by actual service quality? Also, these fancy clubhouses – do tenants actually use them enough to pay a premium, ya they're just ghost facilities? What's your experience?

Bhai, this is a serious issue. I checked Omaxe India Trade Centre's RERA number, UPRERAPRJ6205. It clearly states possession was supposed to be 2019-12-01. Now, if they're charging high maintenance from day one and not delivering on promises, that's a red flag. The total units are 898, so that's a lot of people paying these charges. The builder needs to be transparent about what services are covered and if they're actually being provided.
Dekho, I get the concern, but sometimes these amenities do attract better tenants, especially for high-end properties. For Omaxe India Trade Centre, price range is quite wide (₹3 L – ₹4.1 Cr), so maybe some of those premium units justify the higher charges? But for the smaller ones, haan, it's a burden. It's a double-edged sword, I guess.
Totally agree with the post! I almost booked a commercial unit near Alpha I Greater Noida last year, aur wahan bhi maintenance costs were insane, like ₹12-15 per sqft. They showed us all these amenities – gym, pool, business lounge – but jab calculate kiya toh rental yield almost zero ho jaa raha tha. Plus, the builder was vague about service quality post-possession. It's a huge dilemma for first-time investors like me. Kaise trust karein ki paisa sahi jagah jaa raha hai?
U7, I can share my experience. I was also looking near Alpha I but backed out. The builder there had a history of delaying projects, and the maintenance seemed too high for the actual service. Ended up looking at some options in Ajayabpur, which were more reasonable, but not as developed.
U2, did you end up buying that unit near Alpha I? What was your final decision on that builder?
Sahi kaha! My friend booked in Alistonia Estate and is facing similar issues. Maintenance is almost ₹14/sqft and services are average.
Yaar, exactly what I've been thinking! Omaxe India Trade Centre ka toh sunke hi darr lagta hai. My budget is tight, aur yeh maintenance charges toh pehle hi budget bigaad dete hain. Kya fayda itne swanky clubhouses ka agar hum jaise log use hi na kar payein ya uski cost tenants pe daalni pade?
