posted on 3 MayAre Omaxe India Trade Centre's amenities worth the premium?
₹1.2 Cr for a 3BHK at Omaxe India Trade Centre seems high, but the amenities list is long. I'm considering it for investment, thinking about resale value and tenant attraction. But honestly, do these fancy clubhouses and sports facilities actually get used daily? Yaar, sometimes they just look good on paper. My parents kehte hain ki long-term maintenance pe dhyan do, not just these features. Will these amenities justify the premium and keep maintenance charges high? Kya bolte ho?

The project is COMPLETED and possession was 2019-12-01, so at least you can physically check the amenities. They should be functional by now. But actually, daily use ho bhi rahe hain kya? Sometimes these huge clubhouses are empty and just add to the cost. It's a good sign that it's ready-to-move, you don't have to wait. But check the actual utilization before paying a premium for them.
Sahi kaha aapne. Mera ek dost rehta hai Ajayabpur mein, wahan bhi ek project mein aise hi
Be careful, bhai. Mera ek friend ne ek similar project mein invest kiya tha, amenities ke chakkar mein. Initially, sab mast tha, but after 2-3 years, pool ka pani ganda, gym equipment toota hua, security bhi weak ho gayi. Aur maintenance charges toh badhte hi ja rahe the. Builders promise a lot but follow-through is often weak. Omaxe ka track record check kar lo, aur RERA number UPRERAPRJ6205 hai na? Uspe complaint history bhi dekh lena. These things matter more than a fancy brochure.
Haan bhai, hidden costs toh builders ka favourite game hai.
Exactly! Koi actual hidden charges ya maintenance cost ka idea hai kya OITC ke liye? Brochure mein toh sab golden dikhta hai, but reality mein society fund mein kya-kya add karte rehte hain, pata hi nahi chalta.
1.2 Cr for 3BHK in OITC? Bahut zyada hai yaar. Amenities are a trap to hike prices. Avoid.
Lol, builders ka toh pura game hi yehi hai. Sticker price badhao, amenities ka lollypop dikhao.
Dekho, I somewhat disagree. Aajkal ki generation ko amenities chahiye. For resale value, especially if you're targeting young families or expats, a good set of amenities is a huge plus. Modern living mein swimming pool, gym, sports facilities toh basic ho gaye hain. If you're thinking investment, a project like OITC in a developing area like Alpha-II Commercial Belt with good amenities will always attract tenants faster and command better rent. It's a differentiator.
Both points are valid, actually. Amenities definitely attract tenants and buyers, especially for the 'wow' factor initially. But the key is 'maintenance'. If Omaxe can genuinely maintain them well for the long term, then the premium might be justified. However, for a first-time buyer on a budget, ₹1.2 Cr for a 3BHK is a significant investment. You have to weigh if the potential tenant attraction outweighs the guaranteed high maintenance and the initial premium. The project is completed since 2019, so one should check the current state of these amenities.
Yaar, I completely agree with your parents. Ye fancy amenities toh bas dikhawe ke liye hote hain. Long-term mein inka maintenance itna high ho jaata hai ki poora budget hil jaata hai. My uncle bought a flat in Alpha I Greater Noida with a huge clubhouse, swimming pool, everything. Ab 5 saal baad, half of it is not even working properly, aur maintenance charges har saal badhte ja rahe hain. 1.2 Cr for a 3BHK is already on the higher side, why pay extra for things that might not even be useful after a few years? Focus on location and build quality first, amenities secondary.
Sahi baat hai, bhai. OP, site visit kiya kya? Amenities ground pe kaise dikhe? Sometimes brochure aur reality mein bahut farak hota hai. Kya laga dekh ke, worth it lag raha tha ya bas glossy pictures?
