Palm Grande Exclusive Villas — okay, I'll say what no one says. Fed up of renting, finally taking the plunge. Do those 'premium' amenities actually get delivered, or are they just a sales pitch for premium pricing? And what about huge maintenance for often half-baked facilities? Does it truly help investor ROI or tenant appeal? Change my mind.

Current market mein toh sab builders over-promise kar rahe hain. Especially with these luxury projects. Buyer beware, that's all I'd say.
Bhai, been there, done that. My cousin booked a flat near New Chandigarh a few years back, lured by similar 'exclusive' promises. The project got delayed by almost 3 years, and when they finally got possession, half the amenities were still under construction. The maintenance charges started immediately though! So, definitely be careful with these 'premium' tags. Always check the builder's past project delivery.

For Palm Grande specifically, has anyone managed to speak to residents of their *other* completed projects? That's usually the best way to gauge their delivery quality. Just going by brochures is misleading.
Exactly! The maintenance charges starting even before completion is a common scam. They want to show good cash flow to investors. It's so unfair to the actual homeowners who are still waiting.
Palm Grande looks so good in the ads though! But yeah, that's my biggest fear too. Has anyone actually visited their site recently? What's the ground reality like? And what about their RERA status for this project?

U7, I checked their RERA. It's listed as 'null' for status, which is a bit concerning for a project that's being advertised so heavily. I haven't visited Palm Grande myself, but saw similar issues with another project in Rasulpur where the actual site looked nothing like the renders.
Totally agree with the original post! Har jagah yahi drama hai. They show you fancy brochures with swimming pools and clubhouses, but jab possession milta hai, adha kaam bhi nahi hota. My friend bought in Mullanpur Garibdass and the 'gym' is literally two rusty machines. So frustrating for first-time buyers like us.
