Are PR-7 properties already massively overpriced for buyers?
Been renting in Sector 24C for four years and landlord raised rent again, so finally taking the plunge. Everyone glorifies PR-7 Airport Ring Road and GMADA Medicity, but nobody talks about how builders like Sushma Group have already priced in ten years of hype. EMI vs rent math is completely crazy right now. ₹1.8 Cr for a 3BHK around the peripheral corridors makes no sense. Ye genuine growth nahi, pure speculative bubble hai. Disagree? Tell me why.

Ek balanced view lena padega yahan par. Hype definitely hai aur rates overstretched lag rahe hain, but Chandigarh land locked hone ki wajah se peripheral belt par hi demand aani hai. Agar 1.8 Cr afford nahi ho raha toh maybe stick to 2BHK ya thoda established area like Manimajra me resale options dekho jahan rent-to-EMI gap itna aggressive nahi hai. End of the day, peace of mind over-leveraged hone se zyada important hai.
Someone suggested looking near Rasulpur or slightly off the main road to save around 30-40 lakhs. Has anyone actually visited those inner pockets? Are basic civic amenities like water supply and sewage lines sorted there yet?
I checked those pockets near Rasulpur last month only. Price is definitely 30% lower compared to the main corridor, but roads are narrow and municipal water connection is still pending in many layouts. Tanker par depend rehna padega initial years me.

Exactly bhai, my budget was strictly 75 lakhs when I started looking six months back. Ab PR-7 par har broker bolta hai madam 1 Cr se neeche kuch dhang ka nahi milega. Aise rate sunke toh confidence hi toot jata hai.
