Promised amenities in brochures are often just marketing gimmicks, not actual value. I'm checking out The Prestige City Avalon Park for investment, but yaar, builders ka track record for delivering clubhouse and green spaces is usually mixed. My last property, they showed a huge sports complex, but after possession, it was barely 60% done. For investors, ye sab ROI affect karta hai, right? Tenants look for good amenities, but if they're not functional, what's the point? Has anyone seen their promised features fully delivered at Avalon Park after 2-3 years? Like, the actual size of the swimming pool ya landscaped gardens. Does it really add to resale value if it's not maintained well? Really wondering about this.

Yes, site visits are crucial. Brochures are deceptive.
I had a similar issue with another builder near Adigara Kallahalli. They promised a huge swimming pool, but it turned out to be tiny and poorly maintained. Resale value takes a hit because of such things. For Avalon Park, I'd suggest checking their other completed projects for actual amenity delivery before committing. Don't just go by the brochures, visit actual sites!
Bhai, Prestige ka naam toh hai, but even they can miss the mark. I heard about some delays in their other projects too. What's the RERA number for Avalon Park? I want to check its status myself.
U8, RERA number is PRM/KA/RERA/1251/308/PR/210928/004316. I checked it. It shows 'ONGOING' and possession date as 2025-02-01. So, it's still under construction. But the bigger concern is the price range, ₹1.5 Cr – ₹3.2 Cr, for first-time buyers like us, it's a huge investment. Are these amenities really worth that kind of money if they are not fully functional? This is exactly why I'm hesitant.

Totally agree with you! I'm also looking at Avalon Park, but this amenities delivery issue is my biggest fear. My cousin bought in Aavalahalli and their 'clubhouse' is just a glorified community hall. It's so frustrating to see these glossy brochures. What's the point of paying premium for facilities that are never fully ready?
