Since selling our big house, I've been looking at 2BHKs around Kalawad Road, near AIIMS. Everyone talks about the flat price, but nobody talks about how much these PLC and floor-rise charges actually inflate the 'all-in' cost. We're getting a smaller place, don't need a view, why pay extra for higher floors? It feels like a money grab. Disagree? Tell me why.

Totally agree with the post! I'm also a first-time buyer looking near Kalawad Road, and the base price looks okay until they add these 'premium' charges. For a 2BHK, I was quoted 3 lakhs extra for a 6th-floor unit facing the main road. Is this normal in Rajkot or are builders just taking advantage?
Bhai, normal toh nahi hai, but common ho gaya hai. Builders have started classifying everything as 'premium'. Road-facing, garden-facing,
