Are Sector 106 Mohali prices justified?

My loan pre-approved, ab Sector 106 Mohali mein property dekh raha hoon. I work in real estate, but for my own buy, I need real ground truth. Builders bohot kuch chhupate hain. Are Sector 106 ke current prices justified, ya negotiation possible hai? 3-5 saal mein investment potential kaisa rahega, off-the-record batao.

Bhai, Sector 106 ke prices toh asman chhoo rahe hain. Justified toh bilkul nahi lagte. Builders ne artificial demand create ki hui hai. Maine bhi dekha tha, par budget out ho gaya. Thoda negotiation ka scope hota hai, but on paper it's tough. Aapko kya lagta hai builders itna negotiate karenge?
