Are Sector 157 property prices just SEZ hype?

Okay I'll say what no one says – Sector 157 property prices seem wildly optimistic. I work in real estate, but buying here for myself, I see the SEZ hype driving up rates for 2BHKs past ₹75L. Are these prices actually justified, or is it all just speculation right now? And what about the resale market? I'm worried about liquidity if I need to exit in 3-5 years. Everyone talks about Jewar, but what's the ground reality for actual appreciation here? Change my mind.
