Are Sector 59 property prices justified?

Honestly, even working in real estate, buying my own place in Sector 59 is a different ballgame. I'm looking at a 3BHK there, around ₹2.5Cr. Builder quotes high lag rahe, negotiation space hai kya? Aur investment potential, matlab 3-5 years mein kya appreciation expect kar sakte hain?
