Are Swaraj Homes Vijayant Enclave amenities what they seem?

Builder promises about amenities are getting ridiculous, honestly. After years of renting, landlord hiked rent again, so we're finally taking the plunge. Looking at Swaraj Homes Vijayant Enclave, around ₹2.10 Cr. The brochure looks amazing, but I'm so fed up with glossy pictures not matching reality. They show this huge swimming pool and fancy gym, but I've heard stories about pools being shut for months or gyms having broken equipment. Is the maintenance even good there? What about the actual community vibe? Are the schools and markets nearby genuinely convenient or just 'on paper' close? Before committing to this EMI, I really need to know if it's a good place to *live* daily, or just another project with great marketing.
