Builder promises about amenities are getting ridiculous, honestly. After years of renting, landlord hiked rent again, so we're finally taking the plunge. Looking at Swaraj Homes Vijayant Enclave, around ₹2.10 Cr. The brochure looks amazing, but I'm so fed up with glossy pictures not matching reality. They show this huge swimming pool and fancy gym, but I've heard stories about pools being shut for months or gyms having broken equipment. Is the maintenance even good there? What about the actual community vibe? Are the schools and markets nearby genuinely convenient or just 'on paper' close? Before committing to this EMI, I really need to know if it's a good place to *live* daily, or just another project with great marketing.

Power backup ke naam pe sirf light aur fan chalta hai, AC nahi! 😂 Total scam.
Walking distance ki baat karein toh, usually uska matlab 15-20 min walk hota hai, 5 nahi. Schools ke liye bus service dekhna padega. Markets toh har jagah mil jaate hain but quality aur variety matter karti hai. Power backup is usually for common areas only, not full flat backup in most projects unless specified.
Totally relate! Humne bhi aise hi ek project mein phans gaye the near Alpha I Greater Noida. Brochures mein sab kuch perfect tha, but possession ke baad pata chala pool sirf 6 mahine chalta hai aur security bhi naam ki hai. Vijayant Enclave ka track record check kar lo pehle.
Jinhone Swaraj Homes ke past record ke baare mein pucha, unka ek project Ajayabpur mein bhi tha. Possession date do baar extend ki thi unhone. RERA ID PGN0012345 (hypothetical) mein unka complaint history mil jayega. Vijayant Enclave ka construction quality bhi average suna hai. Is price point pe you can expect much better, especially with current market conditions in Noida being a bit slow.
