₹95 lakh for my 3BHK in Naya Gaon, Unnati Fortune Group – thought that was it. But possession ke time pe, there were so many hidden costs yaar. Maintenance setup fees, internal electric meter charges, even an 'amenity activation' fee jo pehle nahi bataya tha. Total acquisition cost kaafi upar chala gaya. Has anyone else faced these surprise charges in Greater Noida, especially around Jewar corridor areas? Kya inko pehle se negotiate kar sakte hain ya fix hi hote hain? Seeking advice for next investment.

Bhai, totally feel your pain! Yeh Unnati Fortune Group ka toh sunte hi rehte hain. I booked a 2BHK in a different project near Yamuna Expressway, not exactly Naya Gaon, but same story. Builder ne brochure mein kuch aur dikhaya, aur jab final payment ka time aaya, toh ek poori list pakda di 'statutory charges' aur 'infra development fees' ke naam pe. Meri toh budget ki dhajjiyaan ud gayi. Ye amenity activation fees kya hota hai yaar? Pehle kabhi nahi suna.
