Are under-construction projects from builders like Balaji Group or Madhav Group still worth the risk for potential upside in Rajkot? I'm looking at a 3BHK on 150 Feet Ring Road. From my experience, UC used to offer better entry points and good appreciation, but lately, delays are common even with RERA. Is the RERA protection actually strong enough here to justify the lower initial cost? Or is it safer to just pay the premium for ready-to-move, even if it means less ROI potential? I've seen some ready flats from Swaminarayan Group near Mota Mava that look good but are definitely pricier. What's the community's take on this trade-off in today's Rajkot market?
