Kya Promax Properties ke final costs mein itna difference aata hai? I'm looking at a 2BHK near Arekere, Bannerghatta Road, budget ₹1.2 Cr. Even though I'm in real estate, buying for myself is tough. They quoted one price for Construction-Linked Plan, but now saying down payment pe better deal milega. Is there a hidden charge in CLP? All-in cost, including PLC and parking, kitna upar jaata hai from base price? This opaque pricing is really frustrating. Anyone bought from Promax recently?

Bhai, Promax se door hi raho toh accha hai. My cousin booked a 3BHK in Akshayanagar from them last year. Base price was good, but then came the floor rise charges, PLC for park-facing, car parking double charged, and don't even get me started on the 'clubhouse membership' jo mandatory tha. Total cost went up by almost 15-18% from what was initially discussed. They just keep adding things until signing. Be very careful with their final offer letter.

Exactly! My friend had the same issue with Promax near Adigara Kallahalli. Did your cousin manage to negotiate any of those extra charges down?
Totally understand your frustration! Promax is notorious for this. CLP pe they always inflate the base price and then give a "discount" on down payment. It's a common trick to make you feel like you're getting a deal. Hidden charges toh har builder mein hote hain, you just need to dig deep.
