Haan bilkul. Negotiation is key. Is price mein toh aapko naye projects mein bhi options mil jayenge, thoda door sahi. ₹10-12L se zyada mat dena if you really like it.

However, ₹12-16L for a flat from 2016 is definitely on the higher side in today's market, unless it's a really spacious 2BHK. You should definitely try to negotiate hard, especially if the builder still has inventory. Noida mein abhi buyer's market hai.
