ARK Avantika's rental promises feel unrealistic

Got my local contact to check out ARK Avantika Dream Homes in Greater Noida last week. I'm based in Dubai, so can't do a site inspection myself, relying on community feedback for ground truth. Builder ka track record theek lagta hai, but I'm worried about rental yield aur resale potential. Given the price range (₹11.50 L–₹16.21 L), what's the realistic rental income per month? I'm looking for decent ROI, not just capital appreciation. Also, is the resale market liquid for these units? Kahin ghost society toh nahi ban jayegi, if investor ratio bahut high hai? Need someone to manage the property via power of attorney too. Kya lagta hai, is it a good long-term investment, ya exit strategy mushkil ho jayegi?
