Arsh Complex: The real usable space in 3BHKs
Been looking at 3BHKs in Noida for months now, trying to upgrade for the kids. My wife's priority is a genuinely usable flat, not just big numbers on paper. We visited Arsh Complex last week and while the super area looks fine, I spent extra time measuring actual carpet area, especially in the bedrooms and utility spaces. It's surprising how much space gets eaten up by odd corners or thick walls. For families, this is a huge deal for kids' play area or study. Anyone else notice this here? What about the actual neighbourhood? Are there good schools nearby and is it safe for children to play outside? Not sure if the community vibe is friendly or isolated either.

I heard from a broker that Arsh Complex's possession timeline is a bit vague. They keep pushing dates. This is a huge red flag, especially for first-time buyers who are on a tight schedule. Better to look at ready-to-move options if possible, even if it means a slightly higher budget or smaller space in a better location like Alistonia Estate.
U1, the carpet area issue is common across many projects, not just Arsh Complex. Always ask for the RERA carpet area certificate before even considering. It's legally binding. What was their quoted price per square foot? Noida market abhi thoda stable hai, but for a good project, prices are still high.
Regarding schools, there are some decent options if you're willing to drive 15-20 minutes, like in Alpha I Greater Noida. But Arsh Complex specific primary schools are not abundant. Safety for kids playing outside is usually better inside gated communities, but if the complex itself feels empty or isolated, that's a different concern.
Oh man, Arsh Complex? My cousin almost booked there two years ago! They pulled out because of delayed possession promises and the quality of construction seemed average. Plus, the location is a bit isolated, especially for families. Schools like DPS or Amity are not exactly walking distance.
Sahi keh rahe ho, U5. Isolation is a big factor. We live near Ajayabpur currently, and even there, evening mein kids ka bahar khelna thoda risky lagta hai. Arsh Complex ke aas paas market aur basic amenities ka kya scene hai? And what about water and electricity supply issues?

Totally relate to this! We also visited Arsh Complex, and the carpet area felt so small compared to what they advertised. It's like they count every balcony and shaft as 'usable'. Schools are a big concern for us too. My friend lives near Alpha II and says even there, good schools are a bit far or super competitive. What's the price per sqft they quoted you, if you don't mind sharing?
