I work in real estate but buying for myself is different. Sector 79 dekh raha hu. Arsh Group ke projects dikhaye. Possession dates sunke darr lag raha hai. Under-construction lena sahi rahega ya ready-to-move hi dekhu? Heard some horror stories, yaar. Koi recent experience hai toh batao.

Arsh Group? RUN! Just kidding (sort of). Seriously, do your due diligence. Check everything thoroughly before putting down any money. Don't get swayed by their sweet talk.
U1, what's your budget? Maybe we can suggest some alternative projects or locations if you're flexible. Sector 79 is nice, but there are other options in Noida and Greater Noida West.
Another thing to consider is the builder-buyer agreement. Read it carefully, especially the clauses related to late possession penalties. They're often heavily skewed in favor of the builder.
True that! They'll promise the moon, but the agreement will have all sorts of loopholes.

U12, try ATS or Godrej. They are generally considered more reliable, but their prices are also higher. You get what you pay for, I guess.

Haan, metro line is definitely impacting prices. Expect to pay around 6500-7500 per sqft depending on the project and amenities.
U14, depends on the project, but yeah, prices are up. Check Magicbricks or 99acres for recent listings.
I'd suggest visiting the site multiple times, at different times of day. Talk to the construction workers, security guards. They often have the real inside scoop.

U5, Arsh Homes ka RERA registration check karo. See the revised possession date there. It's usually more accurate than what the sales guys tell you.

Late possession is the norm in Noida, not just Arsh Group. But Arsh is definitely known for being particularly bad. I'd say ready-to-move is the way to go, even if it's a little more expensive.
My friend bought in Sector 150, Paras Seasons, 5 years ago. Promised possession was 2019, still fighting in court. These builders make promises they can't keep. Under-construction is a gamble!

Bhai, Sector 79 mein Arsh Group? Thoda risky hai. My cousin booked in their project near Sector 107, promised possession was 2022 end, abhi tak kuch nahi mila. Go for ready-to-move if you can afford it. Peace of mind!
Arsh Group ka track record is not that great, especially in Noida. Late possessions are common. Which specific project are you looking at? That might help get more specific info.
Agree with U2. Ready-to-move is always safer, especially with builders like Arsh. You can physically see what you're getting. Under-construction mein toh they show you something else and deliver something else.
