Appreciation has been slow. Not like other hot spots. It's completed, so no construction risk, which is a plus point.
Arsh Noble Homes ka rental yield not great, but decent. Around 8-10k for a 1BHK, 12-15k for a 2BHK maybe. Long term ROI depends on how much you pay. If you get it below 28L for a 2BHK, then maybe. Otherwise, average hi hai.
