Since possession in March, I've been living at Arun GGR Floor 22. Everyone talks about fancy amenities and grand clubhouses, but nobody mentions kitna use hota hai. Hamare yahan ka clubhouse toh almost ghost facility hai, hardly anyone uses it. Pool bhi mostly empty rehta hai. Aur maintenance charges? They sound reasonable, but service quality is often a joke. Lift issues, water supply problems... Are we paying for actual service or just a number? Builder marketing is mostly a facade for actual living. Disagree? Tell me why.

While I agree that many amenities are underutilized, sometimes they add to the overall appeal and resale value of a property. It's a double-edged sword. The core issue is the service quality for the maintenance charges. Builders need to be held accountable for that. We pay a premium for these 'luxury' projects, but the luxury often ends at the sales office. Always verify maintenance contracts and service level agreements before buying.

Exactly what I faced with a project near Airport Road! They showed us a lavish clubhouse during site visits, but after moving in, it was always empty. The swimming pool was barely maintained, and the gym equipment was old. It felt like they just built it for the brochure. For a project in the 4-5 Cr range, you expect more than just a pretty picture.
Amenities marketing tool hain bas. Kaun use karta hai daily? Pool toh saal mein do baar hi jaate hain log. Better to have lower maintenance and good basic services.
Same here, mere dost ka bhi experience kharab raha Badshahpur mein. Builders promise the moon.
Wait, Arun GGR Floor 22 mein possession March mein kaise mila? Maine toh suna tha official possession date 2024-11-01 hai. Yaar, yeh project ₹3.8 Cr se ₹7.0 Cr ki range mein hai, itni high price ke baad bhi ghost amenities aur issues? Shocking!
Bhai, real RERA possession date 2024-11-01 hai. Agar koi March mein reh raha hai, toh it's either unofficial ya fir kuch aur deal hai. Yeh price range bhi high-end hai Gurugram ke liye, current market conditions mein itne paise dekar bhi yeh problems, it's a huge red flag. Check kar lo RERA website par.
Maybe fit-out possession mila hoga? Builder kabhi kabhi construction complete hone se pehle interior work allow kar dete hain. But official possession toh November hai na, toh utilities wagera ki problem toh aayegi hi.
Haan, 3.8 Cr se 7 Cr toh bahut zyada hai. Isme toh sab kuch perfect hona chahiye tha.
Totally agree with the original post! Yeh amenities ka chakkar bas sales pitch hai. I've seen so many projects where the fancy clubhouse and pool are just for show, hardly anyone uses them after the initial hype. Aur maintenance charges toh aise badhate hain jaise five-star hotel ki service de rahe hon.
Maintenance charges toh har jagah loot rahe hain. Mere cousin ka project Basai mein hai, wahan bhi same problem hai. Lift hamesha kharab rehti hai aur security guards bhi bas naam ke hain.
