Is Arun GGR Floor 22's amenity situation a genuine rip-off, or am I overthinking it? I'm eyeing a unit there, but it feels like these huge clubhouses and pools often have massive maintenance bills for things that aren't even used well. What was your experience after moving in? Are the promised facilities actually good, or do you end up paying a lot for poorly kept or empty spaces? My budget is tight, so I'm really worried about unexpected monthly charges. Any advice?

I'm more worried about the price range itself. ₹3.8 Cr – ₹7.0 Cr is a huge amount! If the amenities are just for show and add to the maintenance burden, then the actual value for money diminishes quickly. Koi actual per sqft data share kar sakta hai for Arun GGR Floor 22? I'm trying to compare it with other projects in the area.
Exactly, U7! The per sqft rate is definitely on the higher side. With the current market sentiment in Gurugram, where buyers are being
Per sqft toh high hi jaa raha hoga. With such a high base price, amenities ka cost toh included hi hai.
Yaar, I had a similar experience with a builder in Badshahpur a few years back. They promised a state-of-the-art sports complex, but after possession, it was always half-finished or poorly maintained. The monthly charges were insane for what we got. Arun GGR Floor 22 is a huge investment, so this is a genuine concern. By the way, Arun GGR ka possession date kya hai? Is it even completed yet?
2024-11-01 possession? That's just around the corner! Builders often delay, so I'd be wary. Plus, in the current Gurugram market, prices are already so high (₹3.8 Cr – ₹7.0 Cr is steep for amenities that might be a problem), so any additional, unforeseen maintenance costs can really burn a hole in your pocket. This is why I'm so hesitant to jump into a new project right now, especially with these grand promises.
U4, good question. Yes, Arun GGR Floor 22 is officially COMPLETED. The possession date listed is 2024-11-01. So, it's pretty recent. That means the RWA is probably just getting formed or is very new, which can sometimes lead to initial hiccups in amenity management.
Totally agree with you, bhai! I'm also looking at Arun GGR Floor 22, and the amenity charges are making me super nervous. It's like they build these fancy gyms and clubhouses just for show, and then the residents are stuck with paying for their upkeep, even if only a handful use them regularly. My budget is already stretched thin, so any unexpected maintenance is a huge red flag for me.
Honestly, I think for a project in the ₹3.8 Cr – ₹7.0 Cr range, some high-end amenities are expected. It's part of the luxury living. If you're paying that much, you want a good clubhouse and all. The question is more about the RWA's efficiency in managing it, not the amenities themselves.
Exactly! This is a common issue. My friend in a project near Airport Road faces the same problem. Huge bills for a pool they hardly ever use.
