Arunima Palace: real value for maintenance?
Arunima Palace Apartment – I'm checking out a flat there, but honestly, the maintenance charges always make me suspicious. Everyone glorifies the fancy amenities in brochures, but nobody talks about the actual service quality you get for those high monthly fees. I know what builders don't tell you. Is the security actually good, or are guards just for show? Are the common areas genuinely well-kept, or does it feel like a ghost town after a year? Disagree? Tell me why.

I've heard mixed reviews about Arunima Palace from a property agent. Some say the quality of construction is good, but the builder isn't very proactive with post-possession issues. So, even if the amenities are there, getting anything fixed or maintained properly is a constant struggle. For first-time buyers like us, this is a nightmare. Koi aur better option hai kya is budget mein?
My friend's uncle lives in a society nearby, not Arunima Palace, but in Achchheja. He told me to always check the RWA's financial statements if possible, or at least talk to existing residents about how transparent the maintenance fund usage is. Otherwise, it's just a black box where your money goes. Security guards are usually fine, but the upkeep of lifts and fire safety systems, that's where the real money needs to go.
I visited Arunima Palace last month. The sample flat was great, but the common areas looked a bit neglected even then, especially the kids' play area. For the price they are quoting, which is around 5500-6000 per sqft in this market, the maintenance should be top-notch. I'm also a first-time buyer and this makes me very nervous.
U6, U7, you guys are right. The 'null' status is a red flag. If it's not ready, how can we even judge maintenance? First, let them deliver then worry about upkeep. My broker said possession might be delayed further, which means more rent payments for us. Ugh.
That price range is definitely concerning if the project isn't fully delivered. Usually, maintenance is decent for the first year or two while the builder is still involved, then it goes downhill. U3, to answer your question, usually it's builder-controlled initially, then an RWA takes over. That transition period is often chaotic.
5500-6000 per sqft is on the higher side for the current Ghaziabad market, especially if the project status is still 'null' as mentioned by the OP. Are they even offering possession yet? That's a huge factor for maintenance quality.
Totally agree with U1! Maintenance is a black hole. My cousin bought in Ahinsa Khand 1 last year, and they pay 4 rupees per sqft, but the swimming pool is always 'under maintenance' and the gym equipment is half-broken. Builders promise the world before booking, then it's a different story. Arunima Palace looks good on paper, but I'm worried about this too.
Haan bhai, same problem everywhere. Ye builders sirf sales ke time service dikhate hain. After possession, you're on your own. I saw a flat in Abhay Khand, same issue, high charges for basic services.
Exactly! The per sqft rate is one thing, but what do you get for it? Are there any current residents here from Arunima Palace who can shed some light on the society management? Is it developer-controlled or RWA managed?
