posted on 19 MayArvind Lakeview: What its current price hides
Arvind Lakeview — everyone's talking about it for investment. I work in real estate, so I know what builders don't tell you. But honestly, the current pricing already feels stretched for ROI. Are we just buying into hype? Pre-launch was one thing, but now... what's the real capital appreciation forecast here? I'm worried about future liquidity if it's mostly investors, you know, ghost society risk. And is Arvind's delivery track record actually solid for *this* project, or just for their older ones? Off the record, I'm skeptical about the resale market. Change my mind.

It's a tough call. On one hand, the location has long-term potential, and having a RERA number is a basic safeguard. On the other hand, the current pricing already bakes in a lot of future appreciation, which leaves less room for actual ROI for us first-time buyers. The 'ghost society' aspect is a genuine concern, and the builder's track record for delivery is definitely a red flag. I think it boils down to how much risk you're willing to take vs. waiting for a more established builder or a project with clearer appreciation potential, even if it means a slightly different location.
I've been tracking Arvind Lakeview closely. The RERA number is PRM/KA/RERA/1250/307/PR/280324/006755 and the possession date is indeed 2027-12-01. However, with 522 units and the current pace of construction, I'm highly skeptical they'll meet that deadline. My neighbor had a terrible experience with another builder recently, delayed by 3 years. This makes me super nervous about committing to such a long timeline, especially with prices already at the higher end of the spectrum for the area.
U11, yes, the project U9 mentioned was indeed near Aavalahalli. It's a known issue with Arvind, they tend to over-commit and under-deliver on timelines. My agent also warned me about them. The ghost society risk is higher with such builders if investors pull out.
The post mentioned Arvind's delivery track record. Does anyone have first-hand experience with their previous projects? I've heard mixed reviews, especially about delays. RERA number PRM/KA/RERA/1250/307/PR/280324/006755 is there, but does that guarantee on-time possession by 2027-12-01?
U9, which project was that? Was it one of their earlier ones near Aavalahalli or Adigara Kallahalli? Trying to understand if it's a pattern.
Totally agree with what you said about delays. In the current Bengaluru market, almost every builder is struggling with timelines due to labor shortages and material costs. Even with RERA, penalties for delays are often too small to deter builders.
Bhai, my friend booked a flat with Arvind a few years ago. The possession was delayed by almost two years! They kept giving vague reasons and the quality wasn't up to the mark initially. Had to follow up so many times. It was a nightmare. So, for Lakeview, I'd say be very cautious with their promises.
I actually visited the site last month. The location near the lake is quite appealing, and the amenities they're promising are impressive. I think the price range of ₹74 L – ₹2.5 Cr is competitive for the kind of lifestyle they're pitching. But haan, delivery track record ka concern toh hai.
For U7's question, I enquired last week, they're quoting around ₹8500-₹9000 per sqft for the smaller units, plus all the extra charges. So, the ₹74 L is just the base price, it easily crosses ₹80 L with everything included.
Yaar, I totally get where the original post is coming from. Arvind Lakeview sounds good on paper, but ₹74 L for a starting price feels like a lot for a first-time buyer like me. Is capital appreciation really going to justify this entry point? I'm worried about being stuck if the resale market isn't strong.
Exactly! Aur actual price per sqft kya chal raha hai? Online figures are always different from what they quote on site.
Sahi baat hai! 'Ghost society' risk is real, especially if it's mostly investors. Nobody wants to live in an empty building. My biggest fear is illiquidity.
