Arya Hamsa: My thoughts on its resale value and future in Bangalore
Hey everyone, I've been doing some research on Arya Hamsa in Bangalore and wanted to share my thoughts, especially regarding its resale potential and long-term value. This project, completed by The Arya Group and My Landmark, spans 6 acres and is situated in JP Nagar, a well-regarded area. The builders are known for focusing on customer experience and competitive pricing, which is always a positive sign. Currently, units are priced from ₹59.96 L to ₹1.25 Cr, with an average of ₹8240 per sqft. For a completed project in a well-established area like JP Nagar, which offers great connectivity, schools, and daily conveniences, this seems reasonable. This inherent demand from families and working professionals should support secondary market liquidity. While I don't have launch prices, a completed project in a a prime Bangalore location by reputable builders generally sees steady appreciation. The focus on end-user experience means homes here are likely well-maintained, adding to their resale appeal. My verdict is that Arya Hamsa offers solid potential for both comfortable living and a decent investment, especially for those looking for a ready-to-move-in property with good resale prospects.

The original post makes valid points about Arya Hamsa's location and ready-to-move status, which are big positives. But for first-time buyers, it's crucial to balance the excitement with caution. While JP Nagar is prime, the current market conditions in Bangalore are quite volatile. Always do thorough due diligence on the RERA documents and, as U2 mentioned, check the builder's track record for post-possession services. A decent investment today might not be one tomorrow if maintenance is poor or there are legal issues. Don't just rely on the good location.
JP Nagar is definitely expensive. If your budget is tight, U3, maybe look at areas like Akshayanagar or even further down towards Bannerghatta Road. You might get more square footage for your money there.
I've been looking for a 2BHK in JP Nagar for almost a year now, and the prices are just insane. The ₹8240 per sqft mentioned for Arya Hamsa, while reasonable for JP Nagar, still feels like a huge stretch for a first-time buyer like me. With current interest rates and property taxes, it's getting tougher and tougher. My budget is more around the ₹70-80 L mark. Has anyone seen actual appreciation numbers for similar completed projects in JP Nagar over the last 3-4 years? I want to know if the 'decent investment' part is really true.
I can share my experience. My uncle bought a flat in a neighbouring society in JP Nagar in 2019 for ₹75 L. Now, similar units are quoted around ₹95-100 L. So yes, there has been appreciation, but it's not a crazy boom. And that's for a well-established society. Arya Hamsa has 407 units, so liquidity should be good when reselling.
U3, you're absolutely right. JP Nagar prices have shot up. I heard of a similar project in Adigara Kallahalli that saw about 15-20% appreciation in 3 years, but that was pre-COVID. Now, market is different.
The post mentions 'reputable builders' but I'm a bit skeptical about The Arya Group. I've heard mixed reviews, especially regarding post-possession service and maintenance issues in some of their older projects. Has anyone here had direct experience with The Arya Group's maintenance or common area management? That's a big deal for long-term value.
My friend booked in another Arya Group project a few years back. Possession was delayed by almost a year, which was super stressful. But once delivered, the quality of construction was decent. For Arya Hamsa, since it's already completed (possession date was 2018-09-01 as per RERA PRM/KA/RERA/1251/310/PR/171015/000479), the delay part is over. So maybe less risk there? But definitely cross-check the current maintenance situation with existing residents.
U2, you're not wrong. I also heard some things about Arya Group projects near Aavalahalli. Builder reputation for after-sales is key, especially for a completed project.
Hey everyone, I saw the original post about Arya Hamsa and totally agree with the assessment. For a first-time buyer like me, a completed project in a prime locality like JP Nagar is a huge relief. The thought of construction delays gives me nightmares! Plus, the mention of good connectivity, schools, and daily conveniences makes it sound like a solid option for living, not just investment. I'm looking for something ready-to-move and this seems to tick a lot of boxes. The pricing, ₹59.96 L to ₹1.25 Cr, for JP Nagar seems reasonable given the current market. What do others think about ready-to-move projects being a safer bet?
Totally. JP Nagar ki connectivity is unbeatable. My office is near Electronic City and even then, it's manageable. Plus, it’s a mature area, so all amenities are already there. Kya aapne site visit kiya Arya Hamsa ka?
Absolutely, U1! Ready-to-move is the way to go. No stress about builder delays or hidden costs. Just move in!
