Aryavan Residency's investment potential is already capped?
Since January I've been eyeing properties for investment. Finally bought into Capital Ultratechomes Aryavan Residency, possession was in March actually. Just moved in last month, and I'm loving the place, but now I'm wondering about the investment side. What's the real rental yield people are getting? And for resale, is the market active? Don't want to regret this if the capital appreciation isn't there long-term.

Dekho, every property is an investment. Some give quick returns, some are long-term. Aryavan Residency might not give you double-digit appreciation in 2-3 years, but if you hold it for 7-10 years, it will definitely grow. Plus, living in your own home gives a different peace of mind. Don't just focus on numbers, sometimes personal satisfaction is also a return.
Meri ek friend ne bhi wahin liya tha, 2BHK. She's getting around ₹9,500. But she's struggling to find tenants sometimes. The area is still developing, so amenities around are limited. This impacts rental demand a lot.
9.5k for a 2BHK? That's quite low for a property priced at 25L+. Yeh toh 4.5% bhi nahi hua. Capital appreciation hi save kar sakta hai ab toh.
Limited amenities is a big red flag for rental yield. Especially for first-time buyers, it's crucial to check the social infrastructure nearby. Schools, hospitals, markets, all matter.
Are yaar, don't scare him! I also bought a 1BHK in Aryavan Residency last year, and I'm quite happy with it. The location is decent for families, and connectivity is improving. For rental, I'm getting ₹7,000 per month for a 1BHK, which is not bad considering the price point of ₹18.5L I paid. It's not a super high-end investment, but a stable one I think. What kind of unit did you buy?
Market conditions in Noida are tricky right now. Post-pandemic, there was a surge, but now it's cooling down. Is Aryavan Residency still attracting new buyers or is it mostly secondary market activity?
Same question about maintenance. And for resale, I heard from a broker ki 54 units mein se hardly 2-3 units hi re-sale ke liye active hain. Demand utni strong nahi dikhti market mein. People are looking for bigger 2/3 BHKs now, not 1BHKs.
7k for 1BHK sounds okay, but what about maintenance charges? Usually, builders quote a good rental but maintenance eats up a lot. My friend in Ajayabpur faces this issue.
Honestly, Aryavan Residency ka investment potential already capped lag raha hai. Jab 17L-27L ke range mein launch hua tha, tab thik tha. But ab market mein itne options hain, especially with the new projects coming up near Alpha I Greater Noida, competition bahut high hai. Resale mein utna bounce expect mat karo.
Bhai, Capital Ultratechomes ka track record hi aisa hai. Unke previous projects mein bhi buyers ne same complaints kiye hain. Did anyone check their RERA history before buying?
Totally agree. Mere cousin ne bhi liya tha, rental yield is barely 2-3% after maintenance. Not great for investment.
