AS Luxury Floor 2: Real talk on delivery and quality
Been thinking about downsizing for a year now, kids have moved out so don't need such a big place. Looking at Gurgaon for a smaller, manageable flat, maybe something like AS Luxury Floor 2. My main worry hai about what they promise vs what's delivered. Has anyone bought there or similar projects? Construction quality after a year, like cracks ya seepage, kitna common hai? Also, maintenance charges ka kya scene hai? Do they actually provide good service for the money, ya bas bill aata rehta hai? Honestly not sure if it's worth it sometimes.

Exactly the problem with smaller projects. My friend bought a floor in a similar setup near Basai. For the first year, everything was fine. Then one owner moved abroad, another was always busy, and common area cleaning, lift maintenance, security all went downhill. It becomes a headache to coordinate everything among just a few people. You pay premium but get no premium service.
I visited it last month. The flats themselves are spacious, good layout. But the common areas, like the stairs and small lobby, felt a bit neglected. There's no dedicated facility management, it's more like a common understanding among the 4 owners. Maintenance charges are around 10-12k per month, which feels high for what's offered.
I heard about AS Luxury Floor 2 from a broker. They said it's a premium offering, but for 3.5 Cr, the per sq ft rate must be insane. My neighbour bought a 3BHK in a well-known society in Baharampur Naya for much less, and that too had decent amenities. Always compare apples to apples, not just price but also what you get for it.

Completed project is good, yes, but even then, check the quality thoroughly. My cousin bought a 'completed' flat and found so many hidden issues post-possession. Plaster work was shoddy, and bathroom fittings started leaking within months. Don't trust 'completed' blindly.

Totally agree. Builders in Gurgaon promise the moon, deliver a pebble. ₹3.5 Cr is a huge amount for just 4 units, makes me wonder about the maintenance burden too. Who will manage everything with so few residents?
