AS Luxury Floor maintenance is shocking me
AS Luxury Floor, Sector 65 — I thought this would be our peaceful new home. Kids have moved out, so my wife and I needed something manageable, you know, something smaller. But the maintenance charges here are just shocking me, yaar. Brochure mein kuch aur dikhaya tha, ab bill kuch aur hi aa raha hai. They quoted something totally different during booking. Is this normal for completed projects? Also, the 'clubhouse' amenities look good on paper, but half of them either don't work or aren't available ever. I mean, what's the point? We sold our big house for this... honestly not sure if we made the right choice. Are other residents also facing this with AS Luxury Floor, ya koi solution hai iska?

This is so disheartening to hear. We're in the market for our first home, and every builder seems to have some catch. The current market conditions in Gurugram already make it tough with property prices so high, and then these hidden costs just add to the stress. How do we even trust what's written in the brochure anymore? I mean, 4 units... that's like a private villa almost, not a complex.
Bhai, AS Luxury Floor ka track record maine suna hai mixed reviews ka. ₹3.4 crore for only 4 units sounds exclusive, but it also means the maintenance gets divided among very few people. My friend bought in a similar small project in Baharampur Naya and faced the exact same issue. Brochure mein gym, pool sab tha, but after possession, half of it was 'under renovation' indefinitely. It's a tough lesson to learn, especially when you've invested so much. Did you try forming a residents' welfare association (RWA) yet?
This is a common tactic, unfortunately. Builders often lowball maintenance estimates to attract buyers, especially for luxury projects. Once you've moved in, you're stuck. And with only 4 units in AS Luxury Floor, the per-unit cost for common amenities naturally goes up. Did you check their RERA documents for the maintenance clause?
Yeah, I wish I had checked the RERA documents properly for my current place. It specifies 'as per actuals' which gives them a free hand. For AS Luxury, with just 4 units, it's a huge red flag for shared costs. What was the initial quoted amount versus what you're paying now?
I've seen this with a few projects. The 'luxury' tag sometimes just means higher charges for things that aren't even maintained properly. I'm looking at a place in Basai, and the builder there is also notorious for this.
U3 is right. Less units means higher burden per flat. It's simple math that many of us overlook. Plus, RERA documents can be tricky to understand, sometimes the wording is very vague.
Oh no, this is exactly what I'm scared of! We are also looking at properties in Sector 65, near Airport Road, and these hidden costs are a nightmare. Brochure mein kuch aur, reality mein kuch aur. Happens too often.
Totally agree. The initial quote always feels like a trap. What was the difference in the quoted vs. actual maintenance, if you don't mind sharing? It helps us budget better.
Sahi kaha, bhai. My cousin bought a flat in Badshahpur and faced similar issues with maintenance. They just don't disclose everything upfront. It's a huge burden for first-time buyers like us.
