Ascent Laxmi Villas: Amenities aur construction pe feedback?
₹78 lakh for a 3BHK at Ascent Laxmi Villas, possession mili but ab lag raha hai... I work in real estate, I know the brochure games, but still, this is something else. Promised amenities like the rooftop infinity pool aur sports complex, they're just... not what was shown. Clubhouse feels like a ghost town, not usable. Plus, just 1.5 saal mein cracks aur seepage dikh rahe hain. Maintenance charges they take are so high, but service quality zero. Anyone else facing this with Ascent Laxmi Villas? What did you guys do?

OP, aapke agreement pe RERA number kya hai? Aur 78 lakh for a 3BHK, yeh kis phase ka rate hai? Kya aapne booking se pehle RERA portal pe project status aur builder details check nahi kiye the? Yeh bahut basic step hota hai, especially for first-time buyers.
U5, sometimes builders show a different project or tell you it's 'pre-RERA' to bypass things. I've heard stories from Ahinsa Khand II where people booked flats years ago, thinking they were getting a deal, only to find out the RERA registration was for a different phase or a completely different project name. It's a tricky situation, and if the RERA number on the agreement doesn't match the official one, OP could be in deep trouble.
U5, aapka point valid hai. Ghaziabad mein current market conditions dekhein toh ₹78 lakh mein 3BHK, especially in a project like Ascent Laxmi Villas, is just not happening. Even for smaller configurations, prices are much higher. I think OP might have been given a very old or misleading price.
Really sorry to hear this, OP. Yeh toh common problem ho gayi hai. Builders brochures mein kuch aur dikhate hain aur deliver kuch aur karte hain. Amenities toh bas marketing tool ban gaye hain.
Bhai, ye kya bol rahe ho? Ascent Laxmi Villas ka toh RERA number UPRERAPRJ230024 hai aur possession date 2027-03-01 hai. Aur price range toh ₹1.5 Cr se ₹2.8 Cr chal raha hai abhi. Aapko ₹78 lakh mein 3BHK kaise mil gaya aur possession bhi mil gayi? Kahin aap kisi aur project ki baat toh nahi kar rahe? Ya aapka booking bahut purana hai? Because the official status is ONGOING, not delivered.
Yeh sunkar toh darr lag raha hai. Pata nahi kitne builders aise misleading information dete hain. Mere ek friend ne Abhay Khand mein ek project book kiya tha, unko bhi bola tha 2 saal mein possession mil jayegi, but ab 5 saal ho gaye aur kuch nahi. Lagta hai OP ke saath bhi kuch aisa hi hua hai, maybe unko kisi 'pre-RERA' deal mein phansaya gaya ho. Builder ka track record dekhna bahut zaroori hai.
Exactly! Maine bhi RERA portal pe check kiya tha. U1 sahi keh raha hai. 2027 ki possession hai. Is price mein 3BHK toh impossible lag raha hai.
