Ascent Laxmi Villas: Maintenance aur green space ki asliyat?
Okay, fed up of renting now, so finally taking the plunge. Looking at Ascent Laxmi Villas. Brochure mein green areas aur facilities toh mast dikhte hain, but real mein kaisa hai? Maintenance charges bahot high sunne mein aa rahe hain, but service quality uske hisaab se hai kya? Society mein actual open spaces hain ya bas naam ke liye?

Dekho, location wise Ascent Laxmi Villas achha hai, no doubt. Connectivity bhi theek hai. But the high maintenance charges and the 'ongoing' status are genuine red flags. It's a trade-off. If you're looking for immediate possession, this isn't it. If you can wait and are okay with potential delays, then maybe. But do a thorough background check on the builder.
U12, a smaller society can sometimes mean more personal attention from management, but also higher per-unit costs for shared amenities. Regarding Ascent Laxmi Villas, its RERA status is 'Ongoing,' which means it's under active construction
U11, you mentioned total units are 59. Does that mean the society will be very small? What are the pros and cons of a smaller society like that?
Exactly, U4! ₹1.5 Cr se ₹2.8 Cr for a flat that will be ready in 2027 is a huge commitment. With the current market scenario, will the appreciation justify this price? I'm worried about locking in such a big amount. Mera budget bhi tight hai, so every penny counts. Is anyone else feeling the pinch with these prices for 'ongoing' projects?
Builder ka track record bohot important hai. Mere ek colleague ne Abhay Khand mein ek project liya tha, same builder ka, aur usmein bhi maintenance issues aur quality ki complaints thi. It's not just about the brochure, the builder's history speaks volumes. Ascent Laxmi Villas mein total units bhi 59 hain, so maybe a smaller community means better management, or maybe not.
You should definitely check the builder's past track record, U7. Also, current Ghaziabad market conditions are a bit volatile. While demand is there, new project launches are also high. Make sure the builder has a good reputation for on-time delivery and quality. RERA website pe details mil jaayengi.
Totally agree, U7! ₹1.5 Cr minimum is a lot. As a first-time buyer, it feels like a massive risk to take for something so far in the future.
Maine bhi Ascent Laxmi Villas ke baare mein research kiya hai. Price range ₹1.5 Cr – ₹2.8 Cr seems a bit steep for an ongoing project with possession in 2027. Has anyone actually visited the site recently? Kaisa lag raha hai construction progress?
Be careful with ongoing projects, especially if the possession date is far off like 2027-03-01. Builders often delay. My friend booked in Ahinsa Khand II, and the project got delayed by almost two years. Ascent Laxmi Villas ka RERA number UPRERAPRJ230024 toh hai, but still, delays can happen and cost you a lot in rent and EMIs.
Maine last month visit kiya tha, U4. Construction chal raha hai but thoda slow laga. Aur green spaces ke naam pe abhi toh bas mitti hi dikh rahi hai. But location Achchheja ke paas hai, which is a plus. It's hard to imagine the final product from just the current state.

Haan yaar, brochure mein toh sab developers dream project dikhate hain. Green spaces ka toh sabse zyada jhol hota hai. Pata chalta hai bas ek chhota sa patch hai. Mujhe bhi Ascent Laxmi Villas ka location accha laga tha, but maintenance aur actual amenities pe doubt hai.
Bhai, maintenance charges ka toh sabse bada darr hai! Sahi suna hai, Ascent Laxmi Villas ke charges thode on the higher side hain. Mujhe bhi yahi concern hai.
