We're empty nesters, kids have moved out, so my wife and I are finally selling our big house. Don't need such a huge place anymore, just a compact 2BHK in Asgerpur, maybe around ₹70-80L. My biggest priority after the resale of existing property is a society with genuinely low maintenance costs and reliable RWA. Also, how are the medical facilities? Are there good hospitals easily accessible for emergencies? And what's daily life like for older folks? Is it peaceful, or still lots of construction noise and dust? Should I consider the newer projects or established ones? What does the community think about finding a calm, low-maintenance society here?

For senior citizens, a society with good walking paths, a small park, and less internal vehicle movement is crucial. Also, proximity to a local market for daily groceries is important. Sometimes these small things matter more than fancy clubhouses.
Summary mein, Asgerpur mein 70-80L for a good 2BHK with low maintenance and mature RWA is a challenge. You'll either have to compromise on location, age of property, or stretch the budget. I bought a 2BHK in Asgerpur (a 7-year-old society) for 65L two years ago. Ab toh rates bahut badh gaye hain. For 70-80L, you might get a good resale 2BHK in a slightly less prime area of Asgerpur or maybe a 1.5BHK in a new project. But with your priorities, resale is the way to go.
Aapka budget thoda tight hai for Asgerpur, sir. Consider societies in Sector 7x-8x, they are slightly away but offer good value and have mature RWAs. Medical facilities are also decent. And you might find a 2BHK in your range there. Just a thought.
Cautionary warning: Please check the builder's track record for any project you consider. Noida mein bahut builders ne possession delay kiya hai, RERA mein complaints bhi hain. Don't go by fancy brochures. Actual site visit, RERA portal check, and talking to existing buyers is a must.
U15 is absolutely right. My friend booked in a project in 2015, still waiting for possession. Builder ne phir se date extend kar di lol. For peace of mind, avoid under-construction projects, especially for older folks.

U7, absolutely! Transparency is a myth with most RWAs. They form cliques, spend funds on unnecessary things. Check if the RWA is registered, if they have audited accounts. Ek society mein toh lift repair ke liye 6 mahine lag gaye. Old folks ke liye lift ka issue bahut bada hai.
Haan aur RWA mein bhi politics bahut hoti hai. New projects mein toh initial years builder hi manage karta hai, tab tak theek hai. Fir jab RWA banti hai, tab asli picture dikhti hai. For peaceful living, a mature RWA is a blessing. Newer projects will take time to establish that.

Totally agree U1! Asgerpur toh premium ho gaya hai ab. 70-80L mein you might get some very old societies ya phir something super compact. Low maintenance aur good RWA ka combo is rare at that price point in prime Asgerpur. Sector 150 mein bhi 2BHK 1 Cr+ ja raha hai now. Maybe look at societies which are 10-12 years old, wahan chances hain.
Sir, medical facilities are quite good in and around Asgerpur. Fortis and Max are easily accessible, say 15-20 min drive without heavy traffic. For daily needs, smaller clinics and chemists are abundant. But for emergencies, the traffic can be a real pain during peak hours.
U5, you hit the nail on the head with traffic. Noida mein emergency ka matlab hai, pray that the roads are clear. But yes, good hospitals are there. For older folks, maybe consider societies closer to main roads, less internal travel required.
