My office is near Pari Chowk, and I'm thinking Asgerpur might be a good option. Property prices seem lower than other Noida areas, but is there a reason for that? I'm a bit worried about the waterlogging situation during monsoon. Heard some horror stories, but maybe it's improved recently? Anyone living there who can give a real picture? Also, how's the resale market? Agar kal ko sell karna pada, toh easily bik jayega kya? My parents keep saying 'plot hi lelo', but I'm leaning towards a flat. Ab samajh nahi aa raha. Is the investment potential actually good in Asgerpur, or am I missing something? Should I look elsewhere?

Asgerpur is still a developing area. It has potential, but it's a long-term investment. Don't expect quick returns.
Honestly, if you can afford it, look at Sectors 74-79. Better infrastructure and connectivity.
So, what did you decide? Are you still considering Asgerpur, or have you looked elsewhere?
Sector 150 ka avg rate 7k/sqft hai abhi. Asgerpur is much lower, but you get what you pay for. Is the difference worth the risk?
New metro line is coming up. That might improve connectivity and boost property prices in the future. But it's still a long way off.
Haan, but metro ka kaam toh bahut slow hai. Don't expect it to be ready anytime soon.
True. And even then, it might not directly benefit Asgerpur if the station is too far away.
Plots are good if you want to build your own house, but it's a lot of work. And finding a reliable contractor is a challenge.
Exactly! Builder se better toh contractor hi hai, at least you have more control.
I bought in 2018 and faced major delays in possession. Finally got it last year. The area is developing slowly, but still a lot of construction going on. Dust and noise are constant issues.
Which builder was that? So others can avoid!
Possession mila kya? That's the main thing!
RERA registration number check karo. That's the first thing you should do.
My relative sold their flat in Asgerpur last year. Took almost 6 months to find a buyer, and they had to sell it at a loss. Think carefully before investing.
Don't just look at the price. Look at the amenities, the quality of construction, and the overall reputation of the builder. A cheap flat can end up costing you more in the long run.
Investment potential? Honestly, it's a gamble. Noida Extension is growing, but Asgerpur is still lagging behind in terms of infrastructure. Sector 150 is a much better bet, though prices are higher.
Waterlogging is a major turn-off. I wouldn't risk it. Especially with climate change, things are only going to get worse.
Agree. Noida mein yahi problem hai. Every monsoon, the same story.
True. And it affects resale value big time.
Check the distance from the metro station. That's a big factor in resale value. The closer, the better.
Consider the connectivity to your office too. Pari Chowk se Asgerpur is fine, but traffic can be a nightmare during peak hours.
Don't fall for the 'lower price' trap. Often, you get what you pay for. Check the builder's reputation and RERA registration. Which builder are you looking at specifically?
Plots are good, but maintenance is a pain. Plus, security ka issue bhi hota hai. Flat mein at least society toh hoti hai.
Society mein bhi toh maintenance charges dene padte hai. Aur builder chutiya nikla toh uska bhi tension.
True that! Builder problems are everywhere. But at least with a society, you have some collective power to fight back.
Exactly! Plot mein you are on your own, flat mein at least some sense of community and shared responsibility for issues.
My friend bought a flat in Asgerpur 2 years ago. Possession is still pending! Builder keeps giving excuses. Be very careful.
Asgerpur is definitely cheaper for a reason. Waterlogging is a real issue, especially near the drain. Resale... well, let's just say don't expect a quick sale at a profit. Pari Chowk ke paas hai toh location-wise theek hai, but think long-term.
Bhai, plot lelo. Noida Extension mein mil jaega. Flat mein toh builder ka chakkar hi khatam nahi hota. Less headache in the long run.
I've been living in Asgerpur for 5 years now. Yes, waterlogging was bad initially, but the authorities have done some work on the drainage system. It's improved, but still not perfect. Resale depends on the society and floor. Ground floor? Forget about it. Top floor? Maybe. Middle floors are your best bet.
