Ashiana Aaroham 2033 Possession? Is that normal?
Came across this video about Ashiana Aaroham in Sector 80. It says Phase 1 is almost sold out, which is pretty fast for Gurgaon. But the RERA possession date is listed as October 2033. That feels like a really long wait, almost a decade from now. Is that normal for projects launched around now? Anyone bought into Ashiana projects before? Do they usually stick to these long timelines, or finish earlier? Just wondering what people's experiences are.

The RERA date being 2030 is correct, not 2033. But still, 6-7 years is a long time. Builders usually take 4-5 years for a standard project. Anything more than that gives them a lot of wiggle room. Always check the RERA ID GGM/1014/746/2025/117 on the official website for the most accurate details. I would say, if you're very budget-conscious and nervous like me, maybe look for projects with shorter timelines or ready-to-move options, even if they are slightly older. The peace of mind is worth a lot.
I booked an Ashiana project in Bhiwadi a few years back. The RERA date was 2022, and they actually delivered in late 2021. So, they can deliver early sometimes. But that was a smaller project. Aaroham is 500 units, much bigger. ₹2.9 Cr for Phase 1 also seems a bit steep for a 2030 possession, considering interest costs. What are others thinking about the price range?
The price is definitely on the higher side for the current stage. Given it's an upcoming project, they should ideally offer a better deal for such a long waiting period. I'm worried about property appreciation vs. the interest paid till 2030. What if the appreciation doesn't cover the holding cost?
Price is a huge factor. For 2.9 Cr, with a 2030 possession date, that's like 7 years of EMI pre-possession. That's a lot of money to pay without even seeing the final product. I'm also struggling with this decision. Is it better to buy a slightly older, ready-to-move property in a slightly less developed area like Baharampur Naya?
That's good to hear about their Bhiwadi project. But yeah, 500 units is a different ball game. The price range is definitely high, I'm finding it tough to fit in my budget. For 2.9 Cr, I'd expect much faster possession or a more premium location than Sector 80. Are these prices pre-launch? Maybe they will increase more later.
Ashiana is a reputed builder, no doubt. But long timelines are becoming a norm, especially with bigger projects and the current market conditions. They want buffer for approvals, construction delays, etc. My friend booked in a project near Airport Road (Gurgaon side) with a 5-year timeline and it's already delayed by a year. So, 2030 for Ashiana Aaroham isn't entirely unheard of, but yes, it's long.
Sahi baat hai. Reputed builder toh theek hai, but reputation doesn't pay your EMIs or rent. I think the key is to look at their past projects. Have they delivered on time mostly? Anyone know about Ashiana's past delivery records?
That's exactly my fear! What if they delay it further? RERA penalties are there but they hardly compensate for the mental stress and rent payments. I'm also looking near Basai but the projects there also have similar 5-6 year timelines. It's so frustrating for first-time buyers.
Thank you for bringing this up! I'm also looking at Ashiana Aaroham, the pricing is ₹2.9 Cr – ₹4.2 Cr which is a bit high for me, but the location seems good. The long possession date is a major concern. What if the market crashes or builder delays even more? Meri savings toh block ho jayengi itne time ke liye.

I agree with the person above. 2030 is the actual RERA date for Ashiana Aaroham Phase 1, GGM/1014/746/2025/117. Maybe the video had old info or a typo. But even 2030 is still quite long, almost 6-7 years. I'm also a first-time buyer and this wait time makes me nervous.
Yeah, 2033 sounds like a red flag to me for an upcoming project. Builders often put a very far-off date to avoid RERA penalties, but 10 years is pushing it. Ashiana ka track record generally acha hai but this date is suspicious. Have you checked other projects in Sector 80 or near Badshahpur?
Bhai, 2033 toh bahut zyada hai. Usually, 4-5 saal ka timeline hota hai. Are you sure about 2033? Maine toh suna tha ki RERA date 2030 hai for Ashiana Aaroham Phase 1. Check the RERA website again please.
