My kids' school admission is next year, and I'm still stuck on Ashiana Aaroham Phase 1. The brochure claims for carpet area seem off, honestly. My wife's priority is a safe, spacious home, but I'm worried about usable space. Are the amenities actually going to be delivered as promised? Or is it all just for show? Anyone else feel this way?

Has anyone actually visited the Ashiana Aaroham Phase 1 site recently, or just the sales office? I'm curious about the actual progress on the ground, not just the glossy brochures. Are they even starting construction in full swing, or is it just land clearing?
I went last week. They have started some initial ground work, but nothing significant. It's mostly marketing at this stage. Hard to say
₹2.9 Cr to ₹4.2 Cr for 2030 possession? That's a huge commitment for something so far out. Seems risky.
Ashiana Aaroham Phase 1 sounds good on paper, but I've heard mixed reviews about Ashiana's other projects. My cousin had a nightmare with their project near Airport Road (Gurgaon side) years ago – possession delayed by 3 years and amenities were subpar. We need to be careful with upcoming projects, especially when the possession is as far as 2030. Always check the RERA details thoroughly, this one is GGM/1014/746/2025/117, but RERA bhi kitna enforce karta hai, that's the real question.
Bhai, 2030 is too far. Inflation will hit hard on that price.

Exactly! My friend booked a flat near Badshahpur and faced similar issues with a different builder. They promised a huge clubhouse but delivered a small room. Ashiana ka track record check karna padega.
Haan bhai, carpet area ka chakkar toh sab builders ka hai. Always feels less on ground.
