Ashiana Black Gold: Is the premium justified for investors?

Budget finalised, loan pre-approved – now seriously looking at Ashiana Black Gold, Noida Extension. I'm in a 2BHK in Sector 78, thinking of upgrading to a 3BHK here for investment. The ₹57L-₹76L range for a completed project seems fair. My main concern is ROI. What's the actual rental yield people are getting? Is capital appreciation still strong? How liquid is the resale market for Ashiana Black Gold? Need to know if this premium justifies long-term wealth creation.

Ashiana Black Gold for investment? Bhai, 2004 ka project hai. Possession bhi 2004 mein mil gaya tha. Itna purana project, will it really give good capital appreciation now? Noida Extension mein toh naye projects ki bharmaar hai. Iski resale liquidity ka kya scene hai after almost 20 years? And the price range ₹57L-₹76L for a 3BHK in an old project... Thoda high nahi lag raha?
