I'm seriously looking at Ashley Estate Floor 1, it's completed which is a huge plus for me. My parents keep saying 'buy completed, no headaches' and honestly, I get it. But ₹3.10 Cr is a lot for my first investment, and I'm stressing about future liquidity. I've heard mixed things about its capital appreciation since launch. Is it actually moving? I'm trying to figure out if it's a good long-term hold or if I'll be stuck if I need to exit in 5-7 years. What’s the real resale market like there? Are there active buyers or just a few listings sitting for ages? Ab samajh nahi aa raha if the builder's track record translates to a strong secondary market. Any ground realities on actual rental yields too? Thanks!

Been there, done that. Mera ek dost ne Airport Road ke paas ek aise hi small project mein invest kiya tha, sirf 6 units the. Builder ka naam toh top-tier tha but resale mein koi buyer hi nahi mil raha. Ab 3 saal ho gaye, listing daali hai lekin offers bahut kam aa rahe hain. Gurugram mein abhi buyers ka market hai, they have options. Agar exit strategy important hai, toh yeh project avoid karo. 4 units is too niche for a healthy secondary market. You'll be at the mercy of a few specific buyers.

Sahi kaha U2. Completed hona toh achha hai, no construction delays. But 4 units mein resale market kaise banega? It's like buying a standalone home, not an apartment in a large society. Capital appreciation will be very slow unless that specific area sees a sudden boom.
Bhai, 3.1 Cr for a project with only 4 units? That sounds extremely risky for liquidity. Who will be your buyer pool?
