Just saw a video on Ashtech Presidential in Sector 12, Greater Noida West. The 3 & 4 BHK luxury flats look pretty good, but the expected possession is 2030. Honestly, that feels like a super long wait for a 3-5.5 Cr project. I'm wondering if that timeline is realistic. Has anyone here invested in a project with such a long expected delivery date, especially in Noida Extension? Do builders usually stick to these extended timelines, or should I expect further delays?

I'm also a first-time buyer and this 2030 date scares me. My parents always say 'cash flow is king'. Locking up 3-5.5 Cr for 7 years without any return, that's a huge burden. What if my financial situation changes in that much time? It feels like a lot of uncertainty for someone like me who needs a home, not just an investment paper.
Dekho, 2030 is far, but if you're looking at it as a long-term investment, the prices might just shoot up by then. Especially with connectivity improving towards Alpha I and Alpha II and the overall infrastructure development in Greater Noida. The entry price now might seem high, but imagine the value in 7 years. It's a calculated risk.
Has anyone checked their RERA registration? What's the specific RERA ID for Ashtech Presidential 2030? That usually gives a more solid timeline, though even RERA dates get pushed sometimes, but at least there's some accountability.
Agar RERA ID nahi hai toh red flag hai bhai. Bina RERA ke toh booking ka sochna bhi mat, especially for such a long timeline.
Good question! I tried finding it, but their website is a bit vague. It just says 'Upcoming Project'. Maybe not fully registered with RERA for a 2030 possession yet? That's a bit concerning.
Actually, I know someone who invested in a project near Ajayabpur with a similar timeline back in 2015. Original possession was 2020, but they finally got it in 2022. It was a long wait, no doubt, but the appreciation they got was pretty decent. So, it can be a gamble, but sometimes it pays off if you have the patience and don't mind the uncertainty.
Sahi baat hai, but current market mein ready-to-move prices are insane. Pre-launch mein discount milta hai aur appreciation ka potential rehta hai. If you're buying for end-use and can wait, it might still make sense.
This is the dilemma! You pay pre-EMI for years, and then the market might not even be that great. Noida Extension has seen some tough times, especially after 2016. Plus, what if you need to sell before possession? Liquidity ek huge concern hai.
Appreciation kitna hua phir? Was it worth the wait aur interest cost?
2030 possession? Bhai, that's like a decade away! For a 3-5.5 Cr project in Greater Noida West, that timeline sounds super risky. Noida Extension mein already kitne projects delayed hain. Kya guarantee hai ki Ashtech time pe dega?
Totally agree. 2030 is like a lifetime. By then, the whole area might change completely, for better or worse.
Bhai, RERA website pe Ashtech ka track record check kar lo. Bahut builders ki history doubtful hoti hai.
Exactly! My cousin booked a flat in Alpha II, Greater Noida West, back in 2018, original possession was 2022, abhi tak kuch nahi pata. Builders yahan kaafi late karte hain, especially with such long commitments.
