Ashtech Presidential Tower pricing – worth it?
Watched this video on Ashtech Presidential Towers in Sector 12, Greater Noida West. They're pushing it as luxury 3 & 4 BHK apartments. The video touches on pricing, but honestly, I'm not sure if it's truly justified for that location and the amenities shown. It felt a bit steep. Does anyone else think the asking price is fair for what you get? How does it compare to other projects around there like Godrej Majesty or ACE in terms of value for money?

It all boils down to risk versus reward. High price, distant possession, and a builder with a mixed record. For a first-time buyer like me, this feels like a very risky proposition right now.
The market in Greater Noida West is definitely seeing a surge, but mostly for ready-to-move or projects nearing completion. New launches like Ashtech Presidential Towers, with such high pricing and distant possession, need a strong USP. Simply calling it 'luxury' isn't enough anymore. People are becoming very cautious after past experiences with delays and quality issues. I saw a similar project near Alistonia Estate, they had to drop prices to attract buyers.
Bhai log, price toh theek hai, but have you checked the builder, Ashtech Industries Private Limited, ka track record? They are UPCOMING, and the RERA number UPRERAPRJ746615/10/2025 shows possession date as 2030-09-09. That's a loooong wait. 2030 is almost 7 years away! And with 455 units, any delay will be a nightmare. Pehle builders ka record check karna bahut zaroori hai, especially with such a distant possession date.
U9, Ashtech Industries ka market mein reputation mixed hai. Kuch projects time pe diye hain, but kuch mein delays bhi hue hain. For such a high-value project, one needs to be extra careful. And 2.8 Cr to 4.7 Cr is a big investment for an upcoming project with a 2030 possession. Better to look at projects with closer possession dates, even if it means a slight premium.
This is exactly why I'm nervous. My friend booked a flat near Ajayabpur, possession was 2025, ab bol rahe hain 2027 tak jayega. With Ashtech, 2030 is already so far off, I can only imagine the delays. Is the builder known for delays?
2030? My God! Itna time kaun wait karega? Usually, builders ke promises aur actual delivery mein bahut difference hota hai. This is a huge red flag for me. Thanks for pointing out the RERA and builder info, U3.
Totally agree, U1! 2.8 Cr is a big amount for that specific pocket of Greater Noida West. Isse achha toh Alpha I ya Alpha II mein kuch mil jaayega shayad. The location is developing, no doubt, but that kind of premium seems a bit much right now.
Haan, but Alpha I mein toh mostly resale flats milenge. New projects mein prices wahan bhi upar hi hain. Presidential Towers ka USP kya hai phir?
Exactly! Alpha I mein connectivity aur established infrastructure hai. Presidential Towers ki location abhi bhi thodi isolated lagti hai.
