Capital appreciation for Assotech Orion seems stagnant now. What's the real rental yield people are getting there? I'm wondering about resale liquidity before investing. Is the ₹1.9 Cr price justified for future ROI?

Honestly, I'm just so confused. Every project has its pros and cons, but this capital growth stagnation for Orion is a major red flag for me. It feels like a trap.
This is exactly my dilemma! My budget is tight around ₹1.8-2 Cr, and I'm seeing so many options, but none seem perfect. Assotech Orion looks good on paper, but the ROI question is huge. The current market conditions in Gurugram are so unpredictable; interest rates up, then down, then up again. It's making me question everything. I almost booked a place near Airport Road, but backed out last minute fearing overvaluation. What if Orion is another one of those?
Instead of Orion for ₹1.9 Cr, wouldn't it be better to look at properties in emerging areas like Badshahpur? I mean, the price point for Orion seems high if growth is indeed stagnant. Are there other options for similar budgets with better future potential?
I visited Assotech Orion last month. The project is COMPLETED as per RERA (HRERA 660/2017/307) and possession was given in Dec 2020. So, no construction delays, which is a plus. But the interiors felt a bit dated for the price. My biggest concern is the builder's reputation for after-sales service. Anyone here faced issues with Assotech after possession? That's a huge factor for me as a first-time buyer.
Yes, Assotech ka after-sales service is a mixed bag, I've heard. Some people say they're okay, others complain endlessly about maintenance issues not being resolved quickly. For a project completed in 2020, you'd expect everything to be smooth by now, right? This makes me rethink.
Oh no, builder reputation is critical! Thanks for sharing the RERA info, that's good to know it's completed.
Yaar, ₹1.9 Cr for Assotech Orion? My agent also showed me this, but the capital appreciation part is making me super nervous. Original post sahi keh raha hai, seems stagnant. Is anyone actually getting good rental yield there? I'm worried about being stuck.
Rental yield is low across most of Gurgaon right now, not just Orion. For ₹1.9 Cr, you'd expect at least 3-4% rental, but I heard it's barely 2-2.5% here. Plus, resale liquidity bhi issue hai in older projects.
Totally agree, bhai. My friend told me the same thing about the stagnant growth. Bahut high investment hai for uncertain returns.
