ATFL Defence County ka carpet area kitna practical hai?
ATFL Defence County ka carpet area kitna practical hai? I'm in a 2BHK in Sector 75, thinking of upgrading to a 3BHK here. Brochure plans look good, but what's the actual usable space like? People who moved in, did you find any difference post-possession? Already have a home loan, so is this premium justified for the actual living experience? Hope others also share their layout checks!

It's a tricky situation for first-time buyers like us. Current market mein prices already high hain, upar se builder ki reputation aur actual carpet area ka issue. My budget is tight and I'm also looking for a 3BHK, but the thought of paying a premium and then finding out the space isn't practical is terrifying. Kya karein? Is it better to wait for a new launch ya these older completed projects are still a safer bet because of no RERA delays?
Main khud ATFL Defence County mein rehta hoon, 3BHK mein. Jab maine liya tha 2016 mein, price ₹70L ke aas paas pada tha. Carpet area wise, it's not super spacious like some newer projects in Alpha I Greater Noida, but it's manageable. My 3BHK has a carpet area of around 1050 sq ft, which is decent. Living room thoda compact lagta hai, but bedrooms are okay. The premium for a completed project and good location was justified for me, but don't expect lavish space.
Yes, I've heard similar feedback from others in Defence County. The usable carpet area is decent but not exceptional. For someone upgrading from Sector 75, it might not feel like a huge leap in terms of sheer space, though the community and amenities could be better. With current market conditions in Noida, where new projects are launching with better layouts, it's a tough call to justify the older premium purely on space. Location is definitely a plus, but check other completed projects around Ajayabpur too before finalizing.
Thanks for the specific numbers! 1050 sq ft for a 3BHK sounds a bit tight by today's standards, especially if living room is compact. Aapne jo premium pay kiya, kya woh location aur ready-to-move-in factor ke liye hi tha, ya actual space bhi value for money lagi?
Exactly, carpet area hi toh main concern hai. Brochure mein jo numbers dete hain, woh actual mein useable space se kitne alag hote hain? Koi exact figures bata sakta hai kya?
Mujhe toh ATFL Defence County ka location bahut pasand aaya. NCR mein aise projects ab kam milte hain jo itne well-connected hon. Plus, completed project hai, toh at least possession ka wait nahi karna padega. I visited a 3BHK recently, and space felt quite adequate for a small family. Brochure se thoda difference toh hota hi hai, but not drastically small.
Location achhi hai, agreed. But once you move in, maintenance charges aur society ka management bhi dekhna padta hai. Mere ek colleague ne Alpha II Greater Noida mein liya tha, wahan bhi initial hype ke baad maintenance bahut badh gayi thi. ATFL mein ye sab kaisa hai?
Haan, location toh prime hai. Alistonia Estate se zyada interior nahi hai aur connectivity Noida Expressway se achhi hai. Amenities bhi decent hain considering it's an older, completed project. But as U7 mentioned, finishing issues can be a headache later on.
Aapka kya matlab hai 'space felt quite adequate'? Can you share some specifics, like living room size ya bedrooms ka feel?
Bhai, ATFL ka track record toh mixed hi raha hai. Brochure mein sab bada-bada dikhta hai, but actual delivery mein kaafi issues aate hain. Meri ek relative ne booking ki thi inke ek aur project mein, possession mein 1.5 saal ka delay hua tha. Budget-conscious ho toh bahut dhyaan se dekhna. Premium toh lete hain, but value for money debatable hai.
I disagree. My friend bought a 2BHK there. Haan thoda delay hua tha, but overall quality for the price was okay. Uska carpet area bhi theek tha, no major complaints from him.
Sahi keh rahe ho. ATFL ne toh Defence County ka possession bhi 2016 mein diya tha, par uske baad bhi kaafi logo ko finishing aur quality issues aaye the. Us time pe ₹44 L – ₹87 L ki range mein tha, which was decent, but post-possession problems ne bahut pareshaan kiya. Carpet area ka bhi issue tha, many felt it was smaller than promised.
