My friend actually bought a 3BHK in ATS Advantage a couple of years ago. He got it for around 1.9 Cr then. He's happy with the construction quality and the common areas are well-maintained. The in-house security is a big plus. He mentioned the only issue was some initial paperwork delays, but that's common with almost all builders. What are the current per sqft rates being quoted by the builder or in resale?
U9, I heard from a broker last month that builder stock is almost nil, most of what's available is resale. They were quoting around ₹7500-₹8500 per sqft for a 3BHK, which makes the 1.8 Cr entry point seem like a distant dream for many. It's tough for budget-conscious buyers.
U9, that's a good deal for 1.9 Cr! Currently, I'm seeing resale listings closer to 2.2-2.5 Cr for similar configurations, depending on the floor and view. Builder inventory, if any, is definitely on the higher end of the range mentioned. The market has moved a bit since your friend bought.

Totally agree. The location is a plus, connectivity is good. But the price point for a 2014 possession project is a bit steep in today's market. Demand in Ghaziabad has picked up, but not enough to justify premium for older inventory unless it's truly exceptional. Have you checked out properties in Ahinsa Khand II? Might find better value.
U5, you're right about the dated interiors. ATS ka track record generally acha hai, but post-possession services can be a hit or miss with any builder. My cousin bought in Achchheja and faced issues with common area upkeep initially. It eventually got better, but it took time.
