Been looking for 8 months. Upgrading to 3BHK in Noida Extension. ATS aur Gaursons ki construction quality kaisi hai? Hidden charges ka kya scene? End-user ke liye better kaun?

ATS ka toh naam mat lo! Humne bhi 3BHK dekha tha unka ek project mein, location was great near Ajayabpur, but the sales team was so pushy. Phir jab reviews padhe toh pata chala ki construction quality mein compromises karte hain. Ek relative ka flat dekha tha, plaster cracks the, plumbing issues the within a year. End-user ke liye toh peace of mind chahiye, aur woh ATS ke saath mushkil lag raha hai. Gaursons still feels more transparent, at least for their older projects.
Totally agree with you on ATS. Unka brand value ban gaya hai but delivery mein consistency nahi hai. For end-users, after-sales service is crucial, and that's where they often falter. Gaursons, while not perfect, is generally better on that front for mid-segment projects.
Hidden charges ka exact kya matlab hai? Maintenance, club fees, parking sab alag se hota hai kya?
Exactly! Ye log base price bata ke phasaate hain, phir baad mein 10-15 lakh aur add ho jaate hain. Total loot.
Haan bhai, hidden charges are a big trap. Usually, IDC/EDC charges, power backup installation, club membership, car parking (sometimes), and IFMS (Interest Free Maintenance Security) are extra. Builder often quotes only the base price. Always ask for a detailed cost sheet, including registration and stamp duty estimates.
Honestly, I've had a a decent experience with Gaursons. We got a 3BHK in Gaur City 2, near Alpha II Greater Noida, possession was a bit delayed but nothing too drastic, maybe 6 months. Quality is good for the price point, especially compared to some other builders in the area. Just make sure you read the agreement properly, and get everything in writing. My cousin booked with ATS in Sector 150 and had a nightmare with amenities not being delivered as promised, so maybe Gaursons is a safer bet for end-users on a budget.
Humko 2019 end mein mila tha, almost 6-7 months delay. Major issues abhi tak toh nahi aaye, touchwood. Minor seapage tha ek bathroom mein, but society maintenance ne fix karwa diya tha. Overall, for 4500-5000 per sqft at that time, it was good value.

Bhai, dono builders ka naam sunke darr lagta hai. Noida Extension mein quality issues bahut common hain, especially for first-time buyers like us. My friend booked in ATS Dolce and had a tough time with finishing. Gaursons ka bhi mixed reviews sune hain. Hidden charges toh sabka scene hai, bas kitna chhipate hain, woh matter karta hai.
Sahi kaha bhai, mere ek colleague ne Alistonia Estate mein liya tha, same issues. Builders promise a lot, deliver little.
