ATS Destinaire Noida Extension: What's the real vibe?
What do you guys think about ATS Destinaire in Noida Extension? I watched a video showing a 3 BHK, 1900 sqft flat there. The 16k/sqft price tag seems a bit high, but the amenities look good, especially that big clubhouse and forest area. I'm seriously considering it for my family. Has anyone here bought there, or visited recently? Would love to hear your honest opinions, good or bad, before I check it out.

I visited the site last month. The sample flat was really impressive, very spacious and felt premium. The clubhouse was still under construction but the plans looked grand. The location is a bit inside though, not directly on the main road. Connectivity to NH24 is good, but getting to proper Noida or Delhi might take longer during peak hours. Also, nearby social infra like schools and hospitals is still developing. So you're paying a premium for a future promise, in a way.
Yeah, the location is key. I visited a project near Godrej Golf Links Township and it felt much more established, even if a bit further. The premium for ATS is for sure about brand and amenities, but you need to weigh if the location matches that price point for your daily commute and needs.
Thanks for the on-site info! 'Future promise' is exactly what scares me. I'm looking for something more developed around, like near Delta 2 or ETA 2. That 16k/sqft price for a developing area feels like a gamble.
Has anyone checked the RERA status for ATS Destinaire? I'm worried about the possession date. What's the official RERA number and expected completion?
2026 is still far. That gives them a lot of time to delay further. My brother's project in Alpha 2 also got delayed by a year from its RERA date. Always keep a buffer of at least 6-12 months from the RERA possession date, especially with big builders.
Haan, I checked. RERA number is UPRERAPRJ417134. Expected possession is 31st May 2026. It's an ongoing project, so still some time to go.
Yaar, the amenities really caught my eye too! That forest area sounds amazing, especially with kids. It's hard to find that kind of green space in new projects. Price is high, but maybe the lifestyle makes up for it?
Bhai, 16k/sqft in Noida Extension? That's seriously steep yaar. For that price, you could look at some really good options in established sectors or even closer to Noida City Centre. I'm also a first-time buyer and that budget makes me nervous.
Totally agree with you! My cousin booked an ATS project a few years back, not Destinaire, but still. The quality is good, no doubt, but the possession got delayed by almost two years. He had to keep paying EMI and rent simultaneously, which was a huge financial strain. Just be super careful and read the fine print.
Honestly, the prices everywhere are just going up. For the kind of amenities ATS is offering, and considering it's a premium builder, 16k might be the new normal. But yeah, still a big chunk of money. ATS is known for quality though, so maybe it's worth it.
