Just moved into ATS Destinaire last month. Possession was in March, so it's still pretty new. I heard some builders delay projects a lot, but ATS seemed pretty on time, right? Anyone else had a good experience with their timelines? Also, what about hidden charges? I'm seeing some maintenance costs that weren't really clear before. Kya aap logon ko pata hai about this? It's a bit confusing, yaar. Also, resale value ka kya scene hai? Thinking long term, bhai. I'm looking for feedback. Mujhe advice chahiye on this. What do you think?

Resale depends on so many factors. Location, amenities, construction quality, market conditions... It's a gamble, yaar.
Don't just look at the price per sq ft. Look at the total cost, including all the hidden charges and taxes. That's the real price you're paying.

Be careful of the super area vs carpet area trick. Builders often inflate the super area to charge more. Measure the carpet area yourself before buying.
U11, that's a very important point! Carpet area is what matters. Super area is just a marketing gimmick.
New metro line coming up near Sector 152. That should boost property values in the long run. Keep that in mind.

Maintenance charges are usually based on the size of your apartment. The bigger the apartment, the higher the charges. It's unfair, but that's how it is.
Did you get a parking space included in the price? Some builders charge extra for that too! It's a scam, I tell you!
U17, parking is a HUGE issue in Noida. Especially if you have more than one car. Check the parking allocation carefully.

Sector 152 is a good location. Close to Jewar airport. But still developing. Abhi toh dhul mitti bahut hai. Resale value should increase in the future, but patience chahiye.
Anyone know what the current rate per sq ft is in Destinaire? I'm thinking of investing. Is it worth it compared to Godrej Woods?
U11, Last I checked it was around 6500-7000 per sqft. Godrej Woods is more expensive, but the location is better in my opinion. Sector 43 is much more developed.
U11, depends on the tower and floor. Higher floors usually command a premium. Also, check if it's a corner unit or not.
